Volant's downtown is unusual for a borough of just 127 people — it's a genuine historic destination. It grew up around a gristmill first built on Neshannock Creek in 1806, then rebuilt in 1812. The settlement was known as Lockeville then, and was renamed Volant in 1874.

Many buildings in the historic Main Street district date to that 1800s mill-village era. They include the Volant Mill Inn & Restaurant and storefronts that draw visitors from across the region. The most important decision for an aging Volant slate or tile roof: is it restorable, or has it reached end-of-life? Restorable conditions include isolated broken or slipped tiles, failed flashing at chimneys, and minor deck issues in specific spots. End-of-life conditions include widespread delamination of soft slate, extensive broken tile coverage, and deck damage that prevents proper re-nailing.

Matching Slate for Volant's Historic Buildings

The most challenging aspect of slate repair on older Volant buildings is material matching. Pennsylvania hard slate came from quarries in multiple regions. The Eastern Pennsylvania Slate Belt dominated western PA residential and commercial construction from the 1880s through the 1930s.

Many of these quarries no longer operate at that capacity, but reclaimed and remnant material still exists in the market. TriState has established sourcing relationships for matching thickness, color, and texture to existing installations. We won't put a visibly wrong replacement tile on a historic Volant building and call it acceptable.

Synthetic Slate for Volant Properties

Modern synthetic slate has improved dramatically in the past decade. It gives owners the look of natural slate without the structural requirements, sourcing challenges, and cost of the real material.

High-quality engineered polymer or fiber cement slate has passed Class 4 impact testing. It holds up well against wind and hail, and is significantly lighter than natural slate. That suits roofs not built for slate load — a legitimate premium option when historical accuracy isn't the priority.
